South of Loop 303 and Interstate 10 in Goodyear, a Phoenix-based company, just broke ground on the Valley’s largest speculative industrial building. According to a recent report, the site, which will be called Elwood Logistics Center, will be a 1.3 million-square-foot, Class A industrial development. Elwood Logistics Center Breaks Ground

At the groundbreaking, Tratt Properties Principal Jonathan Tratt stated that “Elwood Logistics Center brings together the best of a modern, institutional-grade logistics park in one of the fastest-growing industrial and e-commerce submarkets in the nation.? The center will be located on 83 acres. It will be designed to handle the logistical needs for manufacturing, food and beverage, and e-commerce users. Situated in a designated Opportunity Zone, the property offers tax advantages for operators who invest in the area. Project construction is scheduled to be completed in December of this year.

Loop 303 Developments

The Loop 303 corridor has seen a great deal of activity for Goodyear. Sporting wear titan Nike is building a new Air Manufacturing Innovation facility in Goodyear that is expected to create more than 500 full-time jobs for the community. Goodyear has also seen construction begin on three new Microsoft data centers that are expected to create 110 new jobs. As industrial developments continue to expand along the corridor, Goodyear may see more growth and development.

Goodyear?s Efforts Have Paid Off

The City of Goodyear has been hard at work securing industrial development in the area for years. For instance, as far back as 2015, sporting goods chain REI set up distribution centers in the community. Some posit that other towns along the 303 corridor have picked up on the early industrial expansion energies seen in Goodyear. For instance, Glendale?s ?New Frontier? seems to connect to the efforts of neighboring Goodyear.
