Six acres of property located at 32nd Street and Camelback Road will soon be the home of a new residential development—Clarendale Arcadia. Construction is already underway to build a 248-unit property that will offer upscale living accommodations and amenities for those 55+. According to a recent report, an in-depth market study by Moore Diversified Services revealed that senior housing in the Phoenix area is undersupplied. The study also found that much of the available housing for this population was built in the 1990s. Claredale Arcadia will bring area seniors a high-quality residential living option with modern amenities. Additionally, the new development will offer residents apartment-style living at multiple care levels.
The 347,346 square foot development is a joint venture between Harrison Street, Life Care Services, and Ryan Companies. Ryan Companies has developed and built 46 senior living communities throughout the United States. Life Care Services is currently partnered with more than 140 communities across the nation. Clarendale Arcadia is Ryan and Life Care Service’s tenth partnership development. Clarendale Arcadia will be the second Clarendale community in the state.
In a recent article, Tyler Wilson, Vice President of Real Estate Development, Ryan Companies said of the project, “Ryan and our trusted partners are excited to deliver a new, luxury senior living community to future residents who are excited about living adjacent to Arcadia and Paradise Valley.” He also commented that “The combination of onsite amenities and great views combined with close proximity to Biltmore Fashion Park, golf courses, resorts, and additional nearby attractions will set the project apart from other senior communities in the Phoenix metro area.”
Designed by ORB Architecture LLC, the luxury living community will offer 140 independent living apartment units, 68 units for residents who require assisted living support, and 40 for residents in need of memory care services. Independent living residential apartments will be from 696 square feet to 1,692 square feet. Assisted living residences will be 439 square feet to 1,315 square feet.
The property’s amenities are being designed by the award-winning interior design firm Thoma-Holec Design. Residents will enjoy a host of features such as the property’s fitness and cardio rooms, a movie theatre, two bistro dining rooms, two dining rooms, a pool and outdoor seating, an onsite salon, a community room, cabanas, and a recreation deck.
Demolition infrastructure development is underway, and phase one of the project is expected to finish during the summer of 2022. The second phase is scheduled to be completed during the winter of 2022. Pre-leasing at Clarendale Arcadia will begin next summer.
